We're a collateral-based lender. Deal quality matters more than your credit score. We use what we call the 4 C's — Collateral, Character, Capacity, Credit — with collateral doing about 95% of the work. Imperfect credit is not a dealbreaker.
Our loans are interest-only, typically at 13% with 3 points, on 12-month terms (extendable). We lend up to 70% LTV on single-family residential. We're not the cheapest option — we're priced to deliver certainty. The rate on day one is the rate at closing.
No. We do our own in-house property evaluation using local comparables and, when needed, a property visit. This is a major reason we can close fast — we're not waiting on a third-party vendor to schedule and deliver a report that can derail your timeline.
Extensions are available. We're not looking for reasons to call a loan — a successful exit is good for both of us. If your timeline shifts, talk to us early and we'll work through it together.
